Knowing how to identify drainage problems before closing matters in Southern Nevada, where a brief, heavy storm can expose grading defects, overflowing roof drains, and water paths that have been building toward the house for years.
Drainage is not a cosmetic detail. Water that repeatedly collects near a foundation, patio, retaining wall, or exterior door can contribute to settlement concerns, moisture intrusion, erosion, damaged finishes, and expensive repairs. For a buyer, the goal is not to diagnose every hidden condition during a walkthrough. It is to recognize warning signs, ask the right questions, and make sure the inspection addresses the visible evidence thoroughly.
How to Identify Drainage Problems Around a Home
Start by looking at where water would go if it rained hard for 20 minutes. In Clark County, that question is more useful than asking whether the yard looks green or tidy. A clean desert landscape can still direct runoff toward the structure.

Check exterior doors for swelling, deteriorated trim, damaged weatherstripping, rusted thresholds, or staining at the bottom corners of the frame. At the garage, look for a low driveway approach, damaged seals, or evidence that water has entered under the door. A garage may not have the same finish level as living space, but recurring water intrusion can still affect walls, stored belongings, electrical components, and adjacent interior areas.
Side yards are another frequent trouble spot. They are narrow, often covered in rock, and easy to overlook during a quick tour. Look for areas where neighboring walls, raised planters, HVAC pads, or concrete borders create a basin. If water has no practical exit, it may sit against the home after a storm.
For homes with pools, drainage needs added scrutiny. Pool decks, equipment pads, planter areas, and yard drains should not send water toward the structure. Pool-related repairs can be costly, so evidence of deck settlement, cracked coping, or drainage channels eroding around the equipment area should be taken seriously.
Check Inside for the Effects of Exterior Water
Drainage problems do not always announce themselves with a puddle. They may appear indoors as subtle changes near exterior walls, doors, windows, or floor coverings.
Watch for staining on baseboards, bubbling paint, swollen drywall, musty odors, warped flooring, or efflorescence, which appears as a white, powdery mineral residue on masonry or concrete. In a one-story home, inspect the edges of rooms that back up to patios, side yards, and exterior planters. In a two-story home, remember that stains may also relate to roof drainage, plumbing, window flashing, or an upstairs leak.
